Technology Parks

Does anyone have experience with or know of Technology Office / R&D Industrial Parks? Some of the biggest are "Research Triangle Park" (associated with UNC, Duke, and NC State) and Cummings Research Park (associated with U of Alabama). What I'm looking for are parks similar to these, but have less of a University or Government affiliation.

Some Key Aspects
1. These parks are Master-Planned Projects.
2. The goal of the project is to establish an ecosystem of tenants in related industries in order to create synergies/relationships.
3. May have a live-work-play component
4. At least 1MSF of commercial space (office and industrial and to a lesser extent retail)

Obviously also university related, but Stanford Research Park in Palo Alto is another interesting one - looked at some deals there over the years. Very tight and expensive market. Also on the university front - check out some of this companies developments: http://wexfordscitech.com/ They partner with universities to help develop research and commercial space on or around campuses. They have some pretty interesting projects.

Playa Vista in LA could be an example of non-university related "research park" (although it does not 100% fit that description).

 

tech square in midtown Atlanta might be worth looking into; there is somewhat of an affiliation with GT but I think it had more to do with the recruiting benefits of being close to such a school
